The company acquired another plot of land with an area of ​​3.5 hectares on the island. The developer is implementing the Petrovsky Park residential complex project here. The complex in Art Nouveau style, with French balconies and panoramic windows, will consist of three eight-story buildings with 632 apartments with underground parking for 440 cars, commercial premises and a kindergarten. The project is scheduled for completion in the fourth quarter of 2019. The total area of ​​the apartments will be more than 47 thousand square meters. m. In addition, the developer promises to improve the Malaya Neva embankment.

Recently announced the launch of two business class projects. The holding owns two plots on Petrovskaya Spit. One of them is located in the northern part of the island and overlooks the Malaya Nevka embankment. The second residential complex will be built on the opposite side of Petrovskaya Spit with access to a small harbor.

A look into the past

Despite the advantageous location of the island, now this location is not as well developed as neighboring Krestovsky or Stone Island. The fact is that since the time of Peter I the island had an industrial purpose. One of the largest enterprises on Petrovsky Island in the 18th century. There was a wax factory. In the 19th century, numerous private workshops appeared here, including a rope factory. The legendary Bavaria plant existed here for more than 150 years.

Petrovsky Island is also connected with the history of the birth of yachting in St. Petersburg. Here is the oldest yacht club in the city, created in 1846 on the initiative of the legendary Russian naval commanders - Kornilov, Nakhimov, Kruzenshtern and Lazarev. The paradox of the island is that throughout its history it has combined the roles of an industrial center and a sports and recreation area. At the same time, such massive residential development has never been carried out here before.

Due to the fact that there were mainly industrial enterprises on the island, there is now a lack of social infrastructure. For example, there are only two kindergartens in the area, there is not a single school or clinic. However, according to an expert from Colliers International, currently the permanent population of Petrovsky Island is small, so residents do not experience difficulties associated with a lack of infrastructure.

The RBI company clarifies that the existing Territory Planning Project provides for the construction of new kindergartens and schools on Petrovsky Island itself. For example, it is planned to reconstruct the office building of the former Bavaria plant into a secondary school. In addition, as noted by Mikhail Gushchin, Marketing Director of RBI Holding (which includes companies and), residents of the island are helped out by the developed infrastructure of the adjacent territories - Krestovsky Island and the Petrograd Side.

Experts are unanimous in their opinion that over time, Petrovsky Island will change beyond recognition. And these changes will suit him. “Just as Krestovsky Island was once transformed into one of the most prestigious locations for living, Petrovsky Island will also experience a qualitative change in the coming years,” predicts Ekaterina Nemchenko. In her opinion, there are several reasons for this. The first is proximity to the city center and good transport accessibility. At the same time, the island, being in the heart of a large and noisy city, is still located away from the main transport routes, which allows you to maintain silence and provides the effect of privacy.

Secondly, the new buildings on Petrovsky Island have a beautiful view of the water, park greenery and historical dominants of St. Petersburg. Finally, infrastructure central regions will not let the island's residents get bored. In addition, new facilities will soon appear here - for example, the RoyalPark project involves the construction of a restaurant and a three-story yacht club. Catherine II was apparently attracted by the location of the island. Here, on February 6, 1768, the opening of a new palace was celebrated. Soon, however, the palace was abandoned. In 1801, it, as a “dilapidated palace building,” together with the adjacent territory, was given to the Free Economic Society. For 35 years, the Society “did not carry out any experiments or economic establishments and did not derive any benefit other than income from the dachas.” Since 1807, land on Petrovsky Island began to be leased out for the construction of dachas. In 1836, the island was transferred to the palace department by the highest rescript.
Archival materials gave grounds to assert that the palace, which burned down in 1912, largely still retained its original appearance. Numerous restorations have mainly changed its interior decoration.

V.Ya. Kurbatov named Rinaldi and Delamot as possible builders of the Peter the Great's Palace; Rinaldi's authorship was considered more probable. So the plan of the Rolling Hill pavilion represents, as it were, half of the burnt palace. The types of columns and capitals are the same, there is a similarity in the shape of the dome drum, which suggests whether the Petrovsky Palace was originally covered with the same dome.
The Petrovsky Palace was surrounded by a regular park, which occupied the middle part of Petrovsky Island. The layout of the park is shown on the "Senate Plan-Atlas of St. Petersburg 1798". On two sides the park was bordered by Malaya Neva and Malaya Nevka, and on the other two by forest. From the central round square on which the palace was located, there were 8 radial alleys. 6 alleys approached the rivers. The palace was clearly visible from the alleys and rivers. Two alleys were laid along the island and continued beyond the territory of the regular park. One approached the Zhdanovka River, the other approached the Petrovskaya Spit. These alleys later became Petrovsky Prospekt. In Petrovsky Prospekt, the principle of a regular French park was used. Its entire compositional structure is similar to the eastern part of the park of Rinaldi’s own dacha in Oranienbaum. This speaks in favor of Rinaldi's authorship and makes it possible to date the layout of the park and the construction of the palace to the end of the 1760s.

This island was initially called Stolbovoy because of its elongated shape. Its length is about three kilometers and its entire length is crossed by Petrovsky Prospekt. At the end of Petrovsky Prospekt we see the buildings of the architect M.F. Geisler (1902), made for the Shelter in memory of Emperor Alexander III for elderly stage performers, established by the Imperial Russian Theater Society on the initiative of the famous actress M.G. Savina. The actress and her equally famous husband, also an actor, A.E. Molchanov is buried on the territory. The Bolsheviks did not like the name “Shelter” and they renamed it the House of Stage Veterans (1946), the dream of many elderly actors in the city.

Having crossed the Petrovsky Bridge, from which the body of Grigory Rasputin was thrown under the ice, we find ourselves on. All East End Petrovsky Island and the opposite part of Krestovsky in winter time was a picturesque picture of the Chukhon village, since the Samoyed nomads from the northern provinces of Russia who came to trade were located here. They arrived on national modes of transport - dogs and deer with their mobile hotels - chums. These were mainly people from Mezen and therefore one of the alleys of Krestovsky Island was called Mezenskaya.

The island is located between Malaya Neva and Zhdanovka. On Swedish maps starting from 1643 it goes under the Finnish name Patsasaari “pillar island”, which is apparently due to its elongated shape. There was also a Russian translation - Stolbovoy Island, and a Swedish translation - Restrandholm.

The modern name was first mentioned in the “Accurate news about the newly built by His Royal Majesty Peter Alekseevich on big river Neva and Eastern Sea fortresses and the city of St. Petersburg,” written by a Dutch resident in 1713. According to the author, “they say that His Royal Majesty sometimes entertained himself there before, which is why the island was named after him.” This is the first name in the city given in honor of Peter I.

From the second half of the 18th century to the end of the 19th century, the island was divided in two by a canal that flowed approximately in the middle between modern Crafts Street and Savina Street.

Today, the entire territory of Petrovsky Island is divided between ten developers, who within 8 years plan to transform this once industrial part of the Petrogradsky district into a prestigious quarter with new business and elite class buildings.

At the same time, the largest owner land plots the city remains on Petrovsky. The total area of ​​the island is 131.9 hectares, of which 73.03 hectares belong to St. Petersburg, and the remaining 40% are being developed by developers. The greenest part of Petrovsky Island - Petrovsky Park - occupies 28.79 hectares, another 13.2 hectares - water bodies, and 8.9 hectares are allocated for the road network.

In the near future, construction is planned on the island on plots of 58.8 hectares. The top three owners of land plots look like this: the shipbuilding company ALMAZ (16.5 hectares), LSR Group (12.7 hectares) and the St. Petersburg River Yacht Club (12 hectares). In addition, on the island, in various stages of implementation, there are objects of Lenstroytrest (plot area - 5.6 hectares), Setl City (3.6 hectares), Construction Trust (2.5 hectares), HC "Sozvezdie" (1 .8 hectares), RBI Holding (0.8 hectares), Leontief Cape (0.4 hectares), as well as the Kortros Group of Companies (2.9 hectares).

By 2021, 2,674 apartments and 722 apartments with a total area of ​​354,024 square meters will be built on Petrovsky. m. That is, the average area of ​​one apartment will be more than 104 square meters. m.

Among the most striking projects that are already being implemented on Petrovsky Island, we can highlight the Royal Park apartment complex (Kortros Group of Companies), the Petrovskaya Riviera residential complex (RBI Holding), as well as residential complexes and apartments from LSR Group: Neva Haus, Neva Residence and Neva Art. Real estate will appear here by the end of 2022 with total area 407,731 sq. m.

Plans for the redevelopment and development of the territories of Petrovsky Island in the next five years include the placement of four kindergartens (with at least 600 places), three schools (for 2,500 students), a clinic with a trauma center and an ambulance station, as well as sports center and a sanatorium-resort complex.

One of the first projects in this location (and the first with a view of the water) was the residential complex “Petrovskaya Riviera” by RBI Holding Eduard Tiktinsky, launched on the market at the end of 2015. Already at the start, huge consumer interest in this property was obvious: more than 30% of the apartments were sold in the first weeks. Today, a year before the end of construction, less than 40% of the space remains for sale - only 98 apartments.

One of the largest players in the real estate market, LSR Group, came to Petrovsky Island in January 2017, when it announced the acquisition of plots on Petrovsky Prospekt and Remeslennaya Street. It consists of eight buildings and is designed for 298 apartments with underground parking and a marina for small boats. 90% of the apartments in the complex have views: from the windows you can see the Malaya Neva, the dome of St. Isaac's Cathedral, historical embankments, the arrow Vasilyevsky Island and etc.

Petrovsky Island today is becoming one of the most prestigious locations for living: favorable ecology, simultaneous isolation of the island and its connection with the city center, absence of noisy highways and limited scale of construction.
