Renting a home abroad airbnb. Airbnb - search and rental of private apartments (apartments and houses)

I remember my first independent travel- straight up the Stone Age. It was necessary to check with the hotel or with partner companies, at the airport counter, or look for accommodation on the spot, because there was no convenient payment online. However, in those days everyone used paper air tickets, and electronic ones caused mistrust. It’s good that everything has changed, although some Southeast Asian countries, for example Myanmar, are still at this level.

What is Airbnb?

Features of AirBnB

6. Help from the owner

In my rental cases, all the apartment owners were very helpful. For example, in Turkey they painted landmarks and walking routes To see everything, they recommended inexpensive restaurants with vegetarian food and helped us book transfers. And all this without imposing services like “buy an excursion from me.” The owner of my apartment in Phuket meets guests at the airport and helps as much as possible. Check with the owners, clarify all the details: is it nearby, what infrastructure surrounds the house, how fast the Internet works. Live communication always helps. There are owners who mark recommended restaurants, attractions and entertainment on the map under the description of the accommodation. I would say that Airbnb hosts, in a sense, can replace your guide, help you navigate an unfamiliar city and tell you how to best spend your time. Hotel reception desks are mostly staffed by visiting people who have little interest in the tourist component and sometimes don’t even know the city’s transport patterns. So on Airbnb, a good host is a traveler's friend.

7. Long stay

Depending on the apartment, there are long-term stay options available on Airbnb. For example, renting a villa for two to three weeks will cost the same as for a month. Check with the hosts for details and ask for a discount for long-term stays.

8. Airbnb is ideal in big cities

Disadvantages of renting a home through Airbnb

1. This is not a hotel

Living conditions in private apartment Compared to a hotel room, they have their disadvantages. For some apartments and villas, cleaning is charged separately and is included in the final bill. In apartments, sometimes maid service is not included at all or is provided only once a week. You won't always be served breakfast. When moving into an apartment, check the serviceability of the air conditioner, TV, plumbing and integrity of the furniture. It happens that the previous tenant broke something, but the owner did not notice. In such cases, when leaving, it will be impossible to prove that it was not you who did this. In some cases, the owner takes a deposit for the safety of the property, which is blocked on your card and returned 48 hours after check-out. I would say that such a deposit is not a minus, since all the details are spelled out in the description of the property. Compare that some hotels also take a deposit, but do not write about it on booking sites. It’s better to know about the deposit in advance than to be notified about it upon arrival.

2. Response speed

Another difference from booking sites is the speed of confirmation. The owners usually respond within an hour or two, but sometimes I wait a day for messages from them. For urgent reservations, if you have already decided on accommodation, select the option " Instant confirmation"In other cases, you need to search and find out details in advance. Once I spent a whole week discussing the details of renting an apartment in Bali.

3. Internet users are uneducated

Sometimes the owner does not fully understand the functional part of the Airbnb system, and there will be serious errors on the apartment page. For example, the lack of written information about additional bills for electricity and water can become an unpleasant surprise upon arrival. Or the owner incorrectly filled out information about the cost of living for the second and subsequent guests. Check these details if you are going to rent an apartment in Thailand. Some hosts fill out information about housing in their native language, of course, the built-in translator will help translate, but in situations with Korean, Chinese and other Asian languages, it seems that something is missing.

4. Airbnb commission

7. Cancellation

In rare cases, the owner may cancel your reservation, although there is a penalty for doing so. You can see all the owner's cancellations in his profile. Please read the cancellation conditions on your part carefully. There are several of them, it all depends on the conditions and time of cancellation.

As you can see, the pros of renting a home through Airbnb outweigh the cons. It is worth noting that the system presents more than a million unique options - there is always a choice. In my opinion, the options for renting an apartment in Phuket are superior to hotel rooms in cost and comfort. Tell us about your experience of renting a home through Airbnb in the comments.

For those who have never used the popular service for booking accommodation with local residents around the world, we will tell you in detail: what Airbnb (Airbian) is and how to use it.

What is Airbnb

Airbnb is a service that brings together travelers and ordinary residents who rent out their apartments.

Why do travelers prefer to stay with unknown people in apartments rather than in hotels? For different reasons. Sometimes renting an apartment is cheaper than staying in a hotel. Especially if you are traveling with three or four people. Renting a two-room apartment is much cheaper than two hotel rooms.

And sometimes it is difficult to find a hotel that will meet the requirements, for example, the availability of a kitchen. When renting an apartment, you get a unique experience - as a rule, the owners are very welcoming and try to give you as much information and useful tips how to spend time. You have a real opportunity to live for a couple of days like an ordinary city resident - early in the morning, ride a bicycle to a nearby pastry shop, buy fresh pastries, cook breakfast, sit with a cup of coffee on the balcony, etc.

The service allows you to rent without intermediaries both a separate apartment and a room in an apartment or house. Then you will spend part of your time with the owners. There are also unusual accommodation options - a farmhouse, bungalows by the ocean, chalets in the mountains, and even castles.

How to register with Airbnb

Airbnb's website is also available in Russian - airbnb.ru. In order to start using the service, you must register and pass verification. You can register using your Facebook profile or using your email address.

For those who have never used Airbnb, our gift is a 10% discount on your first booking. To receive, follow the link and register with Airbnb.

After you have registered, you need to add information about yourself so that your Airbnb profile is not empty. If you registered using an email address, add your account from Facebook, you also need to send a scan of your document - a passport or driver's license, add a profile photo. Be sure to write about yourself, your hobbies, where you work, what you do. This is done in order to eliminate as much as possible potential crazy people and possible “maniacs” at the registration stage. After all, ordinary people welcome you in their apartments and houses.

Once Airbnb has verified you, which usually happens very quickly, you are able to book your stay.

How to use Airbnb

Row important points that you should consider.

1. Reservations are made on the basis of 100% prepayment. However cash are not transferred to the owners; they are credited to their account only 24 hours after your check-in. If you arrive and the actual condition of the property does not match the description, or there is something else you are not happy with about the apartment or the host, this is the time you are given to contact Airbnb so that they can eliminate the reasons for your dissatisfaction.

Therefore, pay close attention to the cancellation policy. The type of reservation cancellation is always specified in advance. Try to choose a flexible type that allows you to cancel your reservation one day in advance without major losses. Airbnb service fees are never refunded. Cleaning fees are also usually non-refundable upon cancellation.

2. Sometimes there is a deposit (for example, for keys, or simply for the safety of things). The deposit is also reserved by Airbnb and is refunded upon your departure.

2. If, after booking, the owner of the apartment contacts you and asks you to cancel the reservation, under no circumstances do this yourself. You should write about his request to Airbnb. Otherwise you will be fined.

For example, we are going to Paris for 7 days.

We can set a number of parameters we require to limit the selection.

Select area, amenities, type of housing.

There is a wide range of amenities.

We are interested in a separate apartment, internet, a washing machine, and if we want, we check the Superhost box - stay with the most hospitable hosts, but such offers will be a little more expensive.

What should you pay attention to after applying filters?

Photo in the ad - if there is an Airbnb icon on the photo, then the photo was taken by an employee of the company. If not, then the photo was provided by the owner of the apartment.

Read the owner's profile and, of course, reviews from those who have previously stayed with him. How adequate is the owner in dialogues with previous tourists? Please note that the rating is not only for the hosts, but also for those who stay. If a person writes that he didn’t like everything, read what the apartment owners write about him.

If the owner of the apartment has not updated his calendar for a very long time, it means he is not particularly interested in renting, perhaps you should not write to him.

In their profile, the owners always indicate what language they can communicate in. If you have difficulty communicating in a foreign language, and especially not in English, use Google Translator. Advice - write in short sentences, so the translation will be as accurate as possible.

By contacting the owner you can clarify anything about the accommodation - wifi, public transport nearby, if you have a child - how noisy is it around, how safe is it, is it possible with animals, is there an elevator, if you have allergies - are there any animals in the same room, and so on. Response rate is an indicator of how quickly the landlord responds. 73% is a good indicator, but you will not get an answer instantly. If you need a very fast response, choose one with a rate above 90%.

If you liked the accommodation, but the owner is a new member, and no one has stayed with him, there are no reviews, don’t be afraid, ask more questions, chat. Based on the manner and friendliness of his answers, it will be clear whether to stop or not.

From the proposed list of available options, choose this one.

You can immediately request a reservation, or you can start a dialogue with the owners of the apartment. It is still recommended to write to them, especially if you have a new profile. Ask absolutely all the questions you are interested in to avoid misunderstandings in the future. Once you have figured out everything, click request booking. After confirmation from the owner, the apartment will be reserved. The full cost of your booking will be debited from your card immediately and you will receive a confirmation email and personal account Airbnb. If you have any questions, you can also continue to communicate with the owner.

All communication with apartment owners is carried out only through Airbnb. Neither you nor the owner of the apartment will have an e-mail or telephone number. If you want to enter into personal correspondence with him, or he offers you this, the system will recognize such messages, and the interlocutor will see that the phone number (or e-mail) is hidden. Of course, there are different ways to get around this - send 8 messages, each of which contains several numbers, try to find it through social networks, etc. But before you do this, think about it: in case of any problems, if you booked through Airbnb, the company will handle the issue, otherwise, you yourself.

After booking you will receive the host's full contact details (including phone number). Immediately or before check-in, the owners send exact instructions on how to meet with them to get the keys and show what is in the apartment. When checking in, discuss how you will return the keys, especially if you are leaving late at night or early in the morning. Sometimes they suggest leaving the key in the mailbox or simply slamming the door.

During your stay, treat your property with care.

Try it, you will definitely like Airbnb.

Compared to hotels, booking an airbnb apartment costs on average 2-3 times cheaper than a room in a three-star hotel. And if you are traveling with family or friends, then Airbnb is what you need, because hotel rooms are usually designed for 2 people, and you have to book several rooms at once to fit everyone in (especially for groups of friends of 4-8 people ), and by renting an apartment on Airbnb, you can all stay together.

  • The site has received thousands of positive reviews from travelers all over the world.

How to choose the right accommodation on Airbnb

Knowing some features of the service, you can find airbnb apartment at the lowest prices and with a high level of comfort. Often beginners do not know these “rules” good search” and find not the most comfortable housing. Especially for such beginners, here are tips for booking airbnb apartments.

  • Read reviews about accommodation carefully. The reviews were written by those who have already lived in this apartment/house/room, so they reflect the real situation. Choose accommodation that has more than 5 positive reviews.
  • Give preference to properties with verified photos. Photos of some apartments are marked with a "Photo Verified" label. This means that the owner of the property provided comprehensive information, professional Airbnb photographers came to him and personally photographed the rooms.
  • Find out all the details from the landlord. Don’t be shy, if you want to know what the Wi-Fi speed is, how long it takes to walk to the city center, whether the windows face the sunny side, what pattern the rug in front of the entrance is - feel free to write to the owner, he will be happy to answer all your questions.
  • It is better to book accommodation with a host with a verified profile. Each host has their own profile on Airbnb, review it before booking, if the profile is not verified, it is better to find another accommodation option.

Comparison of Airbnb and hotels

Is Airbnb safe?

Don't worry, renting an apartment abroad on airbnb is absolutely safe. The service is a rental guarantor. When you have found a suitable housing option, then transfer money to the airbnb service, and not the owner, as payment, which eliminates the possibility of the owner “disappearing” after transferring money (and this happens on some foreign services). Only after check-in does Airbnb transfer money to the host, and you can relax and enjoy life.

But there was also a fly in the ointment. The service is safe and in case of problems it guarantees that you will not be left in trouble without help, but some owners can be cunning and provide false information about their housing. But you can easily identify such hosts and not book anything with them. Be sure to read the article about that, and then you will be protected to the maximum.

Airbnb and visa confirmation

An Airbnb reservation is suitable for proof of accommodation, which is required when obtaining a visa. You will just need to print the payment receipt from the website. There is no difference between confirmation from and Airbnb, all embassies accept both.

If you are not traveling alone, then when booking accommodation on Airbnb.ru, write down the names of all the people who are going to live with you in these apartments and they will also be indicated on the receipt. If suddenly you did not do this at the time of booking, then contact the support service, write down the names and surnames (as in foreign passports) of all guests, and then the service staff will correct the receipt and send the corrected version to your email.

Some embassies also require a copy of the apartment owner's passport: a page with his photo and a page with his signature. You can find out exactly whether these additional documents are required for your visa or not only at your embassy (call them or write to them by email). If you still need copies, then simply send a letter to the owner with a request (if you don’t own English language, then you can translate the letter using an online translator) send copies of the pages and within a few hours or days (depending on how) you will receive them. It is almost never necessary to obtain copies of the apartment owner’s passport.

Figuring out how to use the AirBnb website is quite simple, but... Knowing a few tricks, you can find very good and cheap housing.

AirBnb is the best travel rental site. Travel and enjoy life! All the best!

My review of the website Airbnb.ru, where I often rent apartments when traveling. Learn about booking accommodation, getting discounts and taking precautions.

I travel 10-15 times a year and often book accommodation on Airbnb.ru. I like this service. In this review I will tell you how to use it safely and profitably. And using the link below, any new user can receive a discount on their first booking.

What is Airbnb

Airbnb is the world's largest private travel rental service. Service statistics: 800,000 accommodation options, 190 countries, 34,000 cities, over 17,000,000 guests who have booked accommodation in this service.

The service operates in many countries, there is a version in Russian: Airbnb.ru.

Through Airbnb you can rent apartments, houses, villas, rooms, rooms in guest houses, residential boats and bungalows, castles, tree houses, campers.

Our apartment is in an old half-timbered house in Rouen, France. It cost 28€ per day.

My review of Airbnb: pros and cons

I have been using this service for seven years now and have rented dozens of different properties around the world. In my collection: houses in the Azores, apartments in Prague, St. Petersburg, Tbilisi, The Hague, Paris, Rouen, Cane, rooms and guesthouses in Barcelona, Malaysia, Vietnam and Thailand.

Why I like Airbnb:

  • Interesting. A huge selection of accommodation, more interesting than simple hotels. I try to book authentic apartments with cool design and preferably in houses with history.
  • Inexpensive. Often renting an apartment on Airbnb.ru is cheaper than renting a hotel room. For example, in France we saved a lot by living in apartments for 28-50€ instead of hotels for 100€. For a family or group of at least 3-4 people, it is almost always more profitable to book accommodation rather than hotel rooms.
  • Practical. Living in an apartment with a kitchen is very convenient and profitable - you save on food.
  • Privacy. I’m an introvert, so I love privacy: in an apartment and house that is completely at your disposal, there is more of it than in hotels.
  • Excellent support in Russian: they work quickly, they always help.
  • Convenient system of reviews, ratings and filters allow you to choose the best accommodation.
  • Simple and clear website design.
  • Safety. You pay by card on the service’s website; you don’t need to bring cash with you or settle financial matters with the owner.
  • Visa eligible. All consulates accept bookings from Airbnb without any problems, I received 4 or 5 Schengen for them.

I have never had a bad experience booking on Airbnb. I am completely satisfied with the service, I can only find fault with the little things.

What I do not like:

  • Service commission when renting housing - 10-15%. However, everything is fair, they must earn money.
  • There is a risk of bumping into a bad owner. But this is a human factor, the service is not to blame here. But there is a system of reviews of other tourists about Airbnb accommodation and a support service. Next, I will tell you how to choose a reliable host and good housing.

Our authentic apartment in an old house in the center of Tbilisi - for only 1,700 rubles per day.

Choose apartments with reviews and highly appreciated(4-5) is a guarantee that everything will be fine with housing. Reviews on Airbnb cannot be faked, so all good hosts try to please their guests in order to get good ratings.

Read reviews - people can report important things: for example, the Internet or heating is not working well, noise from the street is disturbing at night, and so on.

Reliable owner:

  • has a verified profile,
  • a lot of positive reviews,
  • I registered for the service a long time ago.

In case of problems, always write or call support. Our apartment in France was once poorly cleaned and we had to sweep the floor ourselves. I thought it was fair to ask Airbnb to refund us the money for cleaning - they returned it the same day. If the housing does not correspond to what is stated in the description, complain and the service will either give you coupons for a discount of $50-100, or provide better and more expensive housing in the same city.

Our cozy apartment in Paris for 50 euros per night.

About prices

The cost of housing almost always depends on the season: in the high season there is high demand and prices are 2-3 times higher. I try to travel to low season so as not to overpay.

Airbnb charges a service fee, the amount of which depends on the amount of the reservation - usually around 10-15%.

Hosts often include a separate cleaning fee in the bill, but you will see this amount before booking.

Sometimes municipal taxes from tourists are included in the bill (in Italy, for example).

In rare cases, the owner may take a deposit for the safety of property - this is typical for respectable apartments and apartments, where there is something to spoil, destroy and break. In my practice there was only one such example.

The amount you pay when booking is final. When you meet the owner, you will not need to pay anything else.

A house on the ocean is wonderful! My best accommodation, rented through Airbnb.ru. We lived with friends and paid 1,700 rubles per person. Flourish Island, Azores, Portugal.

How to book a place on Airbnb

Everything is very simple. Briefly, it looks like this: you go to the Airbnb website, look for accommodation in the desired city for the desired dates, choose, contact the owner, book, arrive, live and be happy. Now more details.

Stage 1. Registration

Fill out your profile: add a photo, link to your Facebook page and phone number, write a few lines about yourself - all this is necessary to confirm that you are a real person and give future landlords the opportunity to get to know you. It is advisable to upload a scan of your document to confirm your account and make it reliable. This is for safety reasons.

After registration, you can invite your friends and receive a new bonus - $17 for each friend. Not a bad and nice discount!

Stage 2. Choosing housing

Now you can start looking for housing.

Airbnb is a convenient and simple service, you can easily figure it out. Enter the required information into the search box: destination, dates and number of guests. A page will open with the available options and their location on the map. There are search filters at the top. You can limit the price range, select the area, type of accommodation, and more.

Open the pages of the accommodation you like. Read the description, reviews, look at the photos. Compare and choose the best option.

Once you have chosen your accommodation, you can book it immediately or write to the owner first to ask any questions you may have. Do what is most convenient for you.

This is what the Airbnb.ru website looks like.

Stage 3. Payment

To book accommodation you will need bank card or PayPal. Payments are processed through a secure protocol. Recently, it became possible to pay half the amount, and the rest later, about a week before arrival. Please double check the dates and number of guests before paying.

Once you book an apartment on Airbnb, the host has 24 hours to approve your request. If he doesn't do this, the money will be immediately returned to your card. This happened to me once.

The service has accommodation marked “instant booking” - the reservation is made automatically, confirmation of the owner of the accommodation is not required.

Airbnb is a service that many avid travelers prefer to use today. What is he like?

Offers rental services for private apartments, houses and other accommodation options around the world. In its database you can also find hostels, villas, guesthouses and even very exotic options such as tents or trailers on a personal plot. The site offers broad base private housing affordable prices(often lower compared to other well-known booking systems). The portal is especially convenient for self-booking - it’s always fast, there are local versions for many languages, the mobile application is very convenient, there are clear descriptions of objects, many photographs and reviews from travelers.

This service is perfect for those who:
– wants to save costs on rental housing;
- travels to another country for long term(for a long period special, more low prices);
– prefers hotel accommodation to cozy apartments with a homely atmosphere;
- likes to communicate with local residents or would not mind living with a host family.

In general, the service interface is very convenient and understandable, so you can easily navigate the site from the first minutes.

A look from the inside

So, any person who has registered on the site can rent or rent out their home, earning money from it. IN in this case The Airbnb service acts as an intermediary and guarantor between the client and the landlord - all payments are made directly through the service using PayPal or payment by credit card.

The registration procedure is required for subsequent bookings. You add a photo to your account, write a few lines about yourself - that’s all that is needed to confirm that you are a real person. Now you can go searching. To do this, enter the necessary information about the dates and destination, after which you will see a page with available options and a map with their location marked. You can limit your search using filters (price range, area, type of accommodation, etc.). By clicking on the option you are interested in, you will find Full description of this property, information about the owner and reviews from previous guests. All that remains is to familiarize yourself, compare and choose the best option.

Booking details

When using the airbnb website, first of all you should pay attention to objects with a large number of photographs and the most realistic description. You should not book accommodation that only shows the view from the window or photos of local attractions. Pay attention to the description: it should be as detailed as possible. If the owner has posted only a couple of lines about his home, most likely you cannot expect detailed answers from him in further communication.

Trust those properties that already have several reviews. Of course, if the object is completely new, but you like it, and the price and description are quite satisfactory, you can take a risk. If after arrival you find that the description is not true, you have 24 hours to contact the site’s technical support and tell us about the current controversial situation. In this case and a number of others (no-show of the owner, unapproved cancellation of the reservation), you can count on compensation for material damage from the portal administration. Certain guarantees also exist for owners. Airbnb provides landlords with a significant amount of theft protection. More information about the terms of compensation can be found on the website.

When choosing an object, you should also take into account the booking conditions (flexible, moderate, strict, etc.). To avoid any surprises, please also note that security deposits, cleaning fees, and other provisions are required.

So, after the choice is made, write to the owner to clarify all the details on the selected object. And only after all pressing issues have been resolved can you request a reservation. Keep in mind that airbnb rentals include a mandatory service fee - about 10% of the total booking fee. After confirmation of the reservation by the apartment owner, a letter with the contact details of the property will be sent to your email, and the rental amount will be frozen on your card. The money will be transferred to the owner only after 24 hours from the moment of your entry. During this time, if necessary, you will be able to file a claim.

That, in fact, is all you need to know about AirBNB in order to confidently use its services. Have a nice trip everyone and have a great holiday with this service!

– I regularly use Airbnb. Very satisfied, especially beneficial in expensive cities: in Paris, Munich, Hong Kong. Always is good options, well, certainly better than tiny hotel rooms.

– How was the price compared to hotels? As far as I noticed, the site does not exactly offer cheap housing, but rather... average level. Although, if we compare, the apartment is larger in area, and the conditions are better and more pleasant.

– When all the hotels are occupied for one reason or another, Airbnb really helps. And the price/comfort ratio is incomparable. It’s a very good idea to negotiate with the owner about a discount for a long period of time. But if you go with a large group, then it’s generally possible great option find.

– My first experience of booking on airbnb was not entirely unsuccessful. We found inexpensive housing by the sea. The price was so attractive that they didn’t even notice that there wasn’t a single normal photo of the apartment itself, only some surrounding areas. And it’s not clear what with the reviews - obviously from friends. The hostess answered all my questions very briefly and too positively. Arriving at the place, it turned out that the studio was the size of a closet, where even walking between the beds was problematic. There is a shortage of water, and there is a dump in the yard, it’s scary to even imagine. We immediately canceled the reservation, sent a complaint to airbnb, luckily the money was returned to our account. Before my next trips, I will think a hundred times before I decide to return to airbnb.

– We used airbnb when we went to New Year holidays to St. Petersburg. We exchanged contacts with the hostess, talked, and even gave us a discount. We arrived, had a wonderful time, much cheaper than at a hotel due to the kitchen - this significantly reduced food costs. The service worked smoothly, thank you.

– Booked through airbnb apartment in Barcelona, since hotels there are unreasonably expensive. Even with the site commission it turned out cheaper. But we had to tinker - sometimes we came across realtors, sometimes the owners didn’t answer for a long time, sometimes they answered quite rudely... But we still found a good apartment, and close to the center. The hostess answered immediately, we wrote to each other and asked a ton of questions. She met us at the apartment and even gave us a discount since we decided to stay a few more days. In fact, it’s a good service, albeit with its own nuances, but still worth the risk.

– The problem with the site is that you have to book much in advance: you still have to wait until they confirm, refuse or simply don’t answer. Such an attempt to find an apartment in Amsterdam led to the fact that I had to urgently look for a hotel, since almost none of the owners responded in time.

– The service is good for expensive cities or for a long period of time, when you can ask for a discount. And then with their commission it comes up wow. If you are going for a couple of days, I would not bother again.

– Normal site! Maybe, of course, I was lucky with the owner... But I was satisfied, everything went without a single hiccup. The owner is very friendly, told us everything, called us a taxi to the airport in advance without any extra charge. It cost a little less than 100 euros, considering that we lived 10 minutes by metro from the center of Paris. We will definitely come back again and again!

– Well, for this price you can rent any decent hotel with breakfast, all amenities and a view of the Louvre) If you go by these prices, then I don’t see any point in using Airbnb at all.
