Aleksandrovsky townhouse village. Cottage village "Alexandrovsky": comfortable townhouses in a pine frame Alexandrovsky townhouses Ilinskoye

The Aleksandrovsky cottage community is located 12 km from the Moscow Ring Road in the Krasnogorsk district. It consists of two- and three-story townhouses ranging from 188 to 280 sq. m. m. The buildings are located on land plots for individual housing construction of 3-6 acres in size - a total of 288 of them are provided. Housing options are available with an open plan and pre-finishing, as well as with turnkey renovation. Next to each house there is parking for 2 cars.

Peculiarities:

  • townhouses with and without finishing;
  • eco-friendly west of the Moscow region;
  • near the moskva river and the beach.

The architectural design of the cottage village is made in a traditional European style. There are three types of houses - two-story classic and three-story in modern style. When decorating the facades, decorations were used - moldings, arches, elements simulating brickwork. The houses are connected to communications. The space of the village has been landscaped, convenient passages have been created, landscaping and the creation of playgrounds and sports grounds have been provided. Residents can count on security; for safety, video surveillance is also installed throughout the village.

Location

Relative to Moscow, the Alexandrovsky CP is located at a medium distance. The facility is being built in Aleksandrovka - this is the Krasnogorsk district in the Moscow region. The settlement is adjacent to Ilinskoye Highway. The townhouses of the village are adjacent to private houses; the Moscow River flows within walking distance to the south, along its bed there are recreation areas. All necessary infrastructure is located within 1.5 km. There are also several large natural areas located in the area of the property.

Transport accessibility

The approximate distance from Aleksandrovsky to the Moscow Ring Road is 12 km. The village has direct access to Ilyinskoye Highway, along which you can get to the capital in about 30 minutes. It is worth taking into account the travel time - in the morning and evening hours, as well as on the eve of the weekend, there may be traffic jams leaving the capital. Other routes surrounding the object can be used as alternative routes.

Transport situation:

  • 300 m to Ilinskoe highway;
  • 5 km to Rublevo-Uspenskoe highway;
  • 6 km to Novorizhskoe highway;
  • 12 km to MKAD.

Public transport in the area of the village is represented mainly by buses and minibuses - they also run in the direction of the capital, although traveling this way will take at least an hour. The Ilyinskoye railway platform is located approximately 6 km away Belarusian direction Moscow Railway - you can get there in 20-25 minutes.

Ecological situation

The state of the environment in the development area of the Alexandrovsky village can be assessed as favorable. The property is located next to several forested areas; a river with green coastal areas flows nearby. There are no industrial enterprises operating nearby; the only pollutant is Ilinskoye Highway. Near the route, there may be an increased content of harmful substances in the atmosphere, and discomfort is also possible due to increased background noise. The village is located at a safe distance from the highway, which reduces its harmful effects to a minimum.

Infrastructure

A comfortable urban environment for adults and children has been created inside the Aleksandrovsky cottage village. Functional areas have been organized with play complexes, sports grounds with outdoor exercise equipment, table tennis, tennis, parallel bars, as well as landscaped park spaces for walking with benches and pedestrian paths. The village has its own carousel, football and hockey field, health Center with swimming pool and water park.

On the territory of the Aleksandrovsky CP are located:

  • kindergarten;
  • sports and entertainment complex;
  • trade infrastructure.

All houses are connected to gas, water supply and sewerage. To create a safe environment, the area is fenced, a checkpoint has been created, and CCTV cameras have been installed along the perimeter.

About the developer

The official developer of Alexandrovsky, according to the document, is Orion LLC. She carried out construction work on the site in several stages. Currently, the village has been put into operation. There are no other objects in the organization's portfolio.

The cost of townhouses starts from 18,850,000 rubles.

When you enter the townhouse village "Alexandrovsky", it seems that you are in the famous film "Amelie" by Jean-Pierre Jeunet. And the reason for this is the Venetian carousel right behind the checkpoint, exactly the same as the one that takes children in Paris at the foot of the Sacre-Coeur Basilica. And Immediately you encounter the first strange thing when a sales representative sternly tells you: “Photography is prohibited!”

You will not be able to get through on the weekend after 17.00 at the phone number listed on the village’s website - the INCOM office on Vernadsky is no longer open at this time. But there is a real sales office in the village itself, where even at this time you can find out everything, if, of course, you can find his phone number on the World Wide Web.

Location

From point of view transport accessibility from Moscow, the Alexandrovsky checkpoint is located very conveniently: 9 kilometers along New Riga, then another 5 along the Ilinskoye highway, and we enter the village of Alexandrovka. As soon as it ends, a village immediately begins, integrated into its infrastructure. The road is good everywhere, without any unpleasant surprises, the only thing is that the last part of it passes through populated areas, so you won’t speed up too much. You can also get to the village along Rublevo-Uspenskoye Highway. As an alternative to a car, you can use public transport - there are buses and minibuses that take you directly to the Krylatskoye or Tushinskaya metro stations.

Style and idea

The village, located on an area of 13 hectares and consisting of 288 townhouses, is designed in a single classic style and consists of the same type of two- and three-story houses with an area of 188 to 282 square meters on plots of 2.9 to 5.8 acres. Two-story tauhouses are allocated two parking spaces, laid with paving stones, and three-story ones are allocated one.

In the village of "Alexandrovsky" there is a very limited number of townhouse projects with an almost complete absence of their external differences, so it may seem somewhat monotonous. The village began to be populated three years ago, but the number of unsold townhouses still remains quite high - at this moment more than a half.

All 12 streets are named after the great Alexanders - kings, generals and cultural figures. Right next to the checkpoint there is a community center building that has already been built, where its own kindergarten will begin operating in December 2016.

All streets are asphalted and equipped with sidewalks with laid paving stones; trees are slowly growing on Alexander I Boulevard, the main street of the village.

Houses and prices

I asked the sales associate to show me a typical two-story townhouse. From the inside it is just space for an open plan and a construction staircase between the floors. All costs for partitions, stairs and much more should be laid down separately, but houses are sold with communications already installed and a gas boiler installed.

The area of such a townhouse is 188 square meters, and this is the minimum for Alexandrovsky. The employee says that if I manage to pay in full before the New Year, then this home will cost me “only” 16,250,000 rubles. You can also register, if necessary, the designation of the lands as “land of populated areas.” And at the same time I will become the owner of three acres of land adjacent to the townhouse, which will be fenced, however, very conditionally - with a symbolic fence of three boards half a meter high or a little more. Prices for three-story townhouses in the first stage of development start at 23,300,000 rubles.

The cost of maintaining a townhouse in the village will range from 10,000 to 15,000 rubles per month (50 rubles per square meter), not counting the cost of gas, water and electricity. Main gas, the boiler is already in the house. It has its own artesian well - you can drink the tap water.

There are two turnkey townhouses for sale, but during the discussion they didn’t even recommend them to me because of their cost. In general, the sales department clearly understands that they are overvalued.

Infrastructure

In many respects, life in the village can proceed relatively independently from the outside world. In the community center, which is located right at the entrance to the village, it is planned in the near future to open not only a kindergarten, but also a language center for teenagers, a family club, a gym, a cafe, a bakery, a pharmacy, consumer services, shops, among which there will even be your pet store.

At the moment, the village has several playgrounds and sports grounds, and in the future there will be a park area with a fishing pond! True, at present there is a vacant lot there, which I was not able to look at, because walking around the village without the accompaniment of an employee is not allowed here, and the employee’s time is very valuable. By the way, I was very surprised by the ban on taking pictures and publishing them later.

Actually, civilization is all around here, because the Aleksandrovsky CP itself is integrated into the complex structure of several neighboring settlements, the largest of which is the village of Petrovo-Dalneye. Within a radius of up to 5 kilometers there are 6-7 secondary schools, as well as medical and leisure centers.

In general, the village "Alexandrovsky" looks quite attractive. Except, apparently, prices. Because how else can you explain that more than half of the houses on the streets of Pushkin, Suvorov and other great Alexanders are still empty? Let us, however, hope that the village will heal in the near future. life to the fullest, and the carousel from the French film will ride its residents non-stop.

Advantages of the village "Alexandrovsky"

  • high degree of readiness of the village (only the pond with the landscape design area is not ready yet)
  • good transport accessibility
  • large infrastructure nearby (near villages and towns with shops, pharmacies, fitness, municipal school, hospital, church, cafes, restaurants, etc.)
  • Moskva River beach a few hundred meters away
  • Coniferous forest nearby
  • there are residents, communications and all services are working
  • all communications are connected to the house, including the Internet, there is a gas boiler

Disadvantages of the village "Alexandrovsky"

  • high price
  • small variety of townhouses
  • high monthly payments (10-15 thousand rubles per month + utilities)
  • the fencing of the areas is purely symbolic (everything is in sight)

Description

The history of the village of Alexandrovka in the Moscow region, located just 13 km from the Moscow Ring Road, dates back to the 18th century and clearly demonstrates the trend of our time: old traditions and foundations are being replaced by new ones moral principles and modern ideology. The modern village of Aleksandrovka consists of two parts: the oldest village itself and a fenced off and reliably guarded new elite cottage complex. Modern buildings did not initially pursue the goal of conforming to a single architectural style, and therefore on the territory of a cottage village one can find buildings of a wide variety of architectural and design trends that meet a variety of modern trends. Each cottage or townhouse with an area of 400 to 500 sq.m. has its own unique personality. Plots ranging from 10 to 40 acres are fenced with light or solid fences.

Those who want to buy a house in the village of Aleksandrovka will be pleasantly pleased with the surrounding landscape: the Moscow River flows five hundred meters away, from the banks of which there is a wonderful view of the meadow expanses; coniferous and mixed forests approach the village from different sides. The air here is clean and transparent.

It is convenient that you can approach the cottage village from several sides: from the prestigious Rublyovka and from the high-speed Riga, but the central entrance is considered to be from the Ilinskoye Highway, although all entrances are equipped with checkpoints. Security of the fenced perimeter of a cottage community reliably protects residents not only from unauthorized intrusion, but also from prying eyes. Excellent environmental conditions, convenient transport interchange with access to Novorizhskoye and Rublevo-Uspenskoye highways - these are undoubted advantages in our time.

The village of Aleksandrovka boasts completely asphalted roads. And the immediate proximity of the village to settlements Zhukovka, Ilyinsky, Arkhangelsky and Petrovo-Dalny significantly expands the opportunities for residents of Aleksandrovka to conveniently use the diverse infrastructure of these villages.

Accommodation in the elite village of Alexandrovka is prestigious and comfortable. Together with the excellent environmental conditions, the advantages of living in an elite cottage community make this place truly heavenly.

Perhaps it was precisely this location of Aleksandrovka that served as the basis for the construction of a dacha in it for the first president of the USSR, Mikhail Gorbachev, who, however, never had time to settle in this picturesque village.

These places have attracted high-ranking officials before. For example, in 1936, People's Commissar of Mechanical Engineering Ivan Likhachev, whose name the Moscow Automobile Plant now bears, was allocated a site for construction in these places. The dacha plot was located just outside the village of Aleksandrovka and consisted of more than two hectares of pure pine forest.

In the shortest possible time, a luxurious two-story dacha was built there, which, in addition to several bedrooms and a huge veranda, even had its own cinema hall.

For the sake of objectivity, we note that the dacha remained state-owned, and after Likhachev, all subsequent directors of the plant lived there.

This dacha became the basis for the creation of an elite village on this site called “Dachi AMO ZIL”, where among the owners of country houses you can meet the governor Krasnodar region Alexander Tkachev and even FSB director Nikolai Patrushev.

The fenced guarded cottage village of Aleksandrovka also stands out from the village itself, where intensive construction of new houses is currently underway.

The Alexandrovsky townhouse village is located just 12 km from Moscow, near the village of Alexandrovka. The location of the village is very good. On the one hand, this area of the Moscow region is perfectly populated; not far from the village there is everything necessary for a comfortable life: schools and kindergartens, various shops, restaurants, cafes, etc. On the other hand, residents of the village can enjoy the silence and clean air, the proximity of the forest and Moscow River. At the same time, prices for apartments in townhouses are quite affordable.

In the finished cottages, designed for 2 families, all communications have already been installed; the layout provides for the apartment to have 4-5 bedrooms, a kitchen-dining room, 3 bathrooms, a boiler room-laundry room, a garage and an attic. Together with the apartment, a plot of land from 3 to 6 acres is sold, where you can arrange a lawn, an area children's recreation etc.

Residents of the village can have a great rest in the equipped recreation area by the pond, stroll along the paths of the recreation area, sit in a cafe or restaurant, and a wonderful playground has been created for the children. In addition, the village has its own pharmacy and store.

Choose housing in Alexandrovsky - and let your family live in comfort!

The name Alexandrovsky itself and its derivatives are very popular. There are “Alexandrovskaya Sloboda”, “Alexandrovsky Garden”, “Alexandrovsky Courtyards”, “Alexandrovsky Park”, “Alexandrovsky Ponds” and so on. But today we will visit with all centralized communications, which is located 14 km from the Moscow Ring Road along Ilinskoe Highway in the Moscow Region, Krasnogorsk District, near the village of Aleksandrovka.

Website of the cottage village "Alexandrovsky" - http://kp-aleksandrovski.ru.

The forum http://aleksandrovski.moyposelok.ru/forums/moskovskaya-oblast/ilinskoe-shosse/aleksandrovskii is practically dead. It’s possible that it’s temporary, because sales in the Alexandrovsky community complex began quite recently and there aren’t that many homeowners yet and there’s nothing for them to discuss yet.

The developer is Orion LLC. Registration of ownership is free.

By personal transport, getting to the Alexandrovsky checkpoint is easy and quick. Take the Rublevo-Uspenskoe highway to the exit for Ilinskoe highway (about 10 km) and, after about a kilometer and a half, there will be the village of Aleksandrovka, pass it and on your right is our checkpoint. Travel time is only 20 – 30 minutes.

But with public transport It won't work out so beautifully. Do not believe what is written on the village’s website (if you find it). There really is a regular bus number 452 from the Kuntsevskaya metro station, and indeed there is such a stop as “13th kilometer”. But the bus doesn’t stop there even “on demand”. I begged the compassionate driver to slow down, but he warned me that he was breaking the rules! And there won't be any more! And from the Krylatskoye metro station, bus No. 898 does not stop there either.

So you can get there by public transport only from the Tushinskaya metro station by bus and minibus No. 549. The cost of travel by minibus is 55 rubles.

Get off at the bus stop, look ahead and see this picture.

Okay, let's go. Turn right. On the left side is a plant nursery, as well as a reputable and expensive cottage community (not ours).

After 200 meters on the right is the village “Alexandrovsky”.

There is no formalized entry group. You need to ring the bell, the lopsided door will open, and a stern guard will tell you where to go.

At first I wanted to walk around Alexandrovsky alone, but the security guard angrily shouted: “Grazhdanochka, the sales office is there!” Well, what can you do, I went straight to the sales office.

The village itself is positioned as a business, the status of the MHA land is low-rise housing construction (there is the possibility of registration), occupies an area of 12.9 hectares and is being built in three phases. There are 287 buildings in the village. Currently, more than 90 (out of 139) townhouses of the first and second stages are for sale.

What is this “low-rise fashion”? What is a townhouse? According to one apt definition, a townhouse is a high-rise building placed on the ground.

Townhouse - a low-rise residential building with several multi-level apartments, usually with isolated entrances (that is, without a common entrance), which has become widespread in European cities and suburbs in the built-up area medium density. Each townhouse apartment in most cases (but not necessarily) has a separate entrance from the street, sometimes a garage and a small front garden.

In Russia, townhouses began to be built for the first time in 1995. Then they were more like elongated barracks or barracks; they were boring, ugly, or, on the contrary, clumsy. Although here we need to remember the so-called Finnish houses that were built back in the USSR - a private house for several owners. The current townhouses are comfortable, beautiful, it is not in vain that architects work on projects, trying to attract buyers not only with the favorable location of the village and the presence of centralized communications, but also with stylish appearance. The official name of townhouses is “a complex of low-rise semi-detached houses”, and the housing in it is “an apartment in an individual semi-detached house”.

A townhouse is a kind of hybrid of a large city apartment and country house. Comfortable low-rise cottages are united by a single architectural style, combined with each other by side walls and due to this, the cost of a townhouse village is lower than just a cottage village - less construction costs, saving land allocated for the village. Therefore, a square meter in a townhouse and cottage of the same area costs two to three times less. Less maintenance costs.

The disadvantages include small plots, sometimes 1-2 acres, the presence of neighbors behind the wall and the inability to somehow modify the appearance of your block. The way you bought it is how it will remain forever.

We return to our CP “Alexandrovsky.

The village is managed by a homeowners association. Cadastral passports, construction permits, and certificates of ownership of land plots and home ownership have been obtained.

Here is the plan of the village. Imagine that he is on your right hand. The entrance is located in the middle and marks, as it were, an entry group (which there is none).

On the first line on the left and right is the first stage of the village of three-level townhouses with garages, central communications, with an area of 258.8 to 282.3 sq.m. Plots from 2.9 acres to 5.81 acres. The minimum cost of a townhouse is 258.8 sq.m. on plot No. 138 with an area of 2.9 acres - 16,726,799 rubles. Maximum – plot No. 135 with an area of 4.72 acres and a block section area of 281.90 sq.m. – 20 85 783 rub.

Mortgages are provided by partner banks: VTB24, Sberbank and Delta Credit.

There is also a Trade-in program. The company helps you sell some of your real estate, for example, an apartment. The apartment will be appraised, a buyer will be found, a deal will be finalized and, voila, buy your townhouse.

While this transaction is taking place, the property you have chosen is reserved.

The walls are made of porous brick, the outside is plastered, the base is lined with decorative stone. A very good asphalt road, elegant pedestrian paths, lined with beautiful paving stones. Landscape design is modest, but tasteful.

Thujas have been planted and lawns have been laid out. Original lanterns illuminate the roads of the village. All centralized communications are laid underground.

Power from 10 kW is allocated to the site. Electrical specifications have been received.

There is a fiber optic network and telephony. Central sewerage, water supply available. At the end of the street there is a gas distribution point.

The village is under constant video surveillance.

On the left hand side of the entrance to the village there are exactly the same townhouses, but the view of them is blocked by the building of a shopping and administrative center under construction, which will have a family club, a gym, shops, a cafe, a pharmacy, a bank branch, and a dry cleaner.

There are 29 three-level townhouses in total. The architectural design of the village is a modern classic.

The sales office is located in just such a townhouse.

Before going to the sales office, I will show you the second stage of the development (the upper part on the plan) of two-level townhouses with an area of up to 227.24 sq. m. m. (end sections). Here the minimum offer is a block section of 188.14 sq. m. m. on a plot of 3 acres for 13,261,661 rubles. Some of the apartments have already been sold.

And the third one looks like this so far. The forest in the background will be developed as a walking area; they even plan to dig a pond there and make a sports and children's playground. Literally half a kilometer from “Alexandrovsky” the Moscow River flows.

The houses are handed over for final finishing, are built from double slotted bricks, the roof is metal tile, there are no internal partitions.

The houses are plastered with decorative plaster (forgive the tautology) and finished with clinker tiles. Roof made of colored cement-sand tiles. There are real chimneys for real fireplaces.

There are no stairs either. I, admiring my own courage and dexterity in my soul, climbed such large stepladders.

The ceiling is a monolithic reinforced concrete slab.

External circumstances that suddenly arose, the events of 2014, which could not be predicted in advance and which could not but affect the stability of the Russian economy, force developers to fight for the attention of buyers. Promotions, discounts, installments, special offers, non-standard presentations, gifts... The owners of KP "Aleksadrovsky" also do not stand out from the, I think, not very friendly ranks of real estate sellers, and offer as a gift to each buyer a boiler room with a double-circuit boiler for heating and supply hot water.

The floors look like this.

The owner does the walls, the stairs, and all other repairs himself, as his heart desires.

Two-level townhouses do not have garages, but there is a parking space in front of each block section. Plots of land from 3 to 5 acres.

End townhouses have a second overhead light.

The sales office was busy. The dear manager Vladimir was talking with potential buyers - a middle-aged lady and her elderly parents. Besides them, there were two more managers, Olga and Tatyana. I was greeted warmly, seated on a soft sofa and offered coffee or tea.

First, we were shown a beautiful video of what the village would look like after all the construction was completed. Yes, I can do computer miracles and that.

Inspired by the future beauty, we went with a friendly crowd to look at the townhouse. On the ground floor there are: a garage, a kitchen-dining room, an entrance hall, a bathroom, a boiler room, and an open terrace.

The second has 4 bedrooms, a bathroom and a balcony. In the attic there is a bathroom and a free space.

Clearly the designers were at work.

Although this spider-like chandelier scared me a little. But no one forces you to buy exactly the same one. And the stairs are convenient.

What struck me most was the attic floor. Ceiling height... mom, don't worry! – more than six meters! Very beautiful!

How can you clean this window?

And this is a rear view of the entire section. Each segment has a small area, “with a fence,” as the lady with her parents said. The dried weeds and the obligatory “fence” somehow immediately suggested the idea that nothing lasts forever under this sun. You can't put up another fence! Polycarbonate sheet is also not allowed! You can use some kind of mesh and plant Christmas trees.

Monthly maintenance of the village costs 50 rubles. per square meter. That is, the owner of the smallest townhouse of 188 square meters. m. will pay 9,400 rubles every month, and the largest one is 282 sq. m. m. – 14100 rub. “Not too bad!” our lady commented. Indeed, something comes out a little expensive.

I was very surprised by the lack of point storm drainage - drainage. Under the drainpipe there should be a removable grate above the storm drain. But she’s not there! Is it possible that this is some new cunning technology that I, due to my denseness, do not know about?

Of course, we don’t live in the tropics, but even here it can rain for several days, and where will the water go then? Drip onto the lawn? I shared my bewilderment with another buyer who was inspecting just such a townhouse. The manager Olga, who was accompanying him, rather sharply reprimanded me that there was no point in sharing my unqualified guesses and assumptions. When you buy it yourself, then the engineer will explain everything to you where the water goes. I did not like the tone in which this was expressed, nor Olga’s obvious dissatisfaction.

The external infrastructure is very decent: the Maestro tennis school, a fitness center, the Ilyinka-Sport sports club, restaurants and cafes, a kindergarten and school “President”, Lomonosov school, “Intercollege” kindergarten and primary school, and many others kindergartens and schools. On the way to the village there is interesting museum military equipment and a collection of retro cars. You should definitely visit the Arkhangelskoye museum-estate. There are several ancient prayer churches.

Advantages:

  1. Proximity to the Moscow Ring Road;
  2. Prestigious destination;
  3. Good transport accessibility by both personal and public transport;
  4. A nice place, coniferous forest;
  5. Good environmental conditions, no hazardous industries;
  6. Beautiful, modern village;
  7. Proximity of the Moscow River;
  8. Good external infrastructure.

Flaws:

  1. The village website has incorrect information about the possibility of getting there by public transport;
  2. The site itself works intermittently;
  3. Large monthly fee;
  4. Expensive square meters.
